This three-story, twelve-unit apartment building was added to the inventory of the Soft Weak or Open Front Story Buildings in accordance with the City of Berkeley ordinance BMC19.39. A Seismic evaluation report and retrofit drawings were prepared for this building and have been accepted by the City of Berkeley. A seismic retrofit of the building has been completed, and the building has been removed from the Berkeley inventory of Soft-Story buildings.

This is a wood-frame building with an existing garage opening. Configuration of garage/storage space was not an issue but cost control is paramount. In order to minimize the cost we utilized existing shear walls and strengthen them as required.

Enginious Structures designed double-up prefabricated narrow metal walls on each side of the garage door in lieu of steel frame saving thousands of dollars to the owner.
