  • This three-story, twelve-unit apartment building was added to the inventory of the Soft Weak or Open Front Story Buildings in accordance with the City of Berkeley ordinance BMC19.39. A Seismic evaluation report and retrofit drawings were prepared for this building and have been accepted by the City of Berkeley. A seismic retrofit of the building has been completed, and the building has been removed from the Berkeley inventory of Soft-Story buildings.


  • This is a wood-frame building with an existing garage opening. Configuration of garage/storage space was not an issue but cost control is paramount. In order to minimize the cost we utilized existing shear walls and strengthen them as required.


  • Enginious Structures designed double-up prefabricated narrow metal walls on each side of the garage door in lieu of steel frame saving thousands of dollars to the owner.
