This three-story, eight-unit apartment building was added to the inventory of the Soft Weak or Open Front Story Buildings in accordance with the City of Berkeley ordinance BMC19.39. A Seismic evaluation report and retrofit drawings were prepared for this building and accepted by the City of Berkeley. The retrofit has been completed, and the building has been removed from the inventory of Soft Story Buildings.

Existing plywood shear walls were upgraded and utilize in seismic retrofit to meet the minimum requirements of the Berkeley Soft-Story Ordinance.

Existing plywood shear walls were analyzed and found to be adequate to meet the ordinance requirements. Only connections at the sill and top of the wall needed additional work saving the owner thousands in demolition, repairs and finishing of existing walls in the basement.
